What is a zone?

A zone is a planning control that allows Council to determine the appropriate use and development of land. 

 

Each zone has a table setting out three categories of land uses known as Section1, 2 and 3.  The definitions of uses are set out in the Moira Planning Scheme and are available here

 

If you propose to use your land for the purposes listed in the Section 1, you do not require a planning permit. However you will need to meet any special conditions that may apply to the use (eg: provision of car parking).

 

A use listed in Section 2 requires a planning permit.

 

A use listed in Section 3 is not permitted (prohibited).

A Zone will also specify whether a permit is required for the development of the land. While the use of the land may be permitted (i.e.: Section 1use), a planning permit is usually still required for the construction of a building or the carrying out of works on the land – please contact the Planning Department to discuss or send your query via email to info@moira.vic.gov.au
